Building Information Modeling and Virtual Design and Construction (BIM/VDC)
As the adoption of Building Information Modeling and Virtual Design and Construction (BIM/VDC) continues to accelerate, technology has become essential to delivering a sustainable and resilient built environment.
At Kenaidan, we offer BIM/VDC capabilities supported by highly trained personnel who excel in collaborative environments using the Autodesk Construction Cloud platform. Our effective use of BIM/VDC collaboration has been demonstrated across numerous design-build projects. At Kenaidan, BIM/VDC is an integrated process that enhances design coordination, leading to fewer issues and a smoother construction experience.
Our specialists leverage virtual design models not only for design reviews, estimating, coordination, and fabrication but also for construction planning and quantity takeoff. This comprehensive approach ensures accurate resource allocation and helps streamline the construction process. Additionally, we utilize tools such as 4D models, video walkthroughs, and simulations to effectively communicate design intent, construction staging, and project schedules.
Kenaidan actively supports the use of the Building Information Modeling and Virtual Design and Construction process in all our projects and industry. We are active members of the OGCA Innovation Committee and supporters of BIM educational programs in Ontario.
Reality Capture
Kenaidan utilizes a fleet of instruments for Reality Capture, including high-performance static laser scanners for ground operations and enterprise-level drones with high-definition cameras for aerial operations. Reality Capture has multiple applications, including confirming existing site conditions for the design team, design coordination and, soil management, tracking work progress, and augmenting the final as-built records for projects.
We aim to expand our crew, upgrade our fleet of instruments, and enhance our analytical capabilities for Reality Capture.
Construction Surveyors
Kenaidan’s Construction Surveyors manage survey controls for every project, providing essential layout and surveying services that ensure quality assurance and control throughout the construction process. They directly support our formwork, concrete, and mechanical divisions, as well as VDC/BIM and Reality Capture services, ensuring seamless integration across all areas. Our team utilizes the latest and most advanced surveying instruments.

We have identified issues and opportunities in design by modeling raw data from reports which allows us to propose changes, run clash detections, and conduct a simple visual inspection of the 3D model. 3D laser scanning technology and point cloud data in conjunction with our 3D design models is utilized because we believe this is the best way to record as-built conditions and assess the impact of site conditions on the design.
Overall, we have saved time and money for our clients by taking advantage of the BIM process. We understand the limitations of traditional design and document control processes, and the value-added benefits realized with adoption and implementation of BIM. We believe that this technology is shaping the landscape of our construction industry.
